Why Every Sale Property Buyer Should Get a CCTV Drain Survey

Buying a house in Sale or M33? A CCTV drain survey could save you thousands. Here's exactly what it reveals, what it costs, and why your solicitor probably won't mention it.

Sale's property market moves fast. When you find the right house in M33, the pressure to exchange quickly is real. But skipping a CCTV drain survey is one of the most expensive mistakes a Sale property buyer can make — and it's one that's entirely avoidable.

What a Standard Survey Misses

Your mortgage surveyor will check the roof, walls, and visible structure. They will not go anywhere near the drains. A standard RICS homebuyer report contains no drainage assessment whatsoever. This means you could be buying a property with a collapsed sewer, root-infested pipes, or a cracked main drain — and you'd have no idea until it backs up into your kitchen.

What We Find in Sale Properties

In our experience surveying properties across Sale and M33, the most common issues we find in pre-purchase surveys are:

  • Root intrusion in clay pipes (especially in properties near Sale Water Park and Walkden Gardens)
  • Collapsed or partially collapsed pipe sections in homes built before 1970
  • Misaligned joints caused by ground movement — very common in M33 due to clay soil
  • Illegal connections where surface water drains into the foul sewer
  • Shared drainage arrangements that aren't disclosed in the property information form

Negotiation Tip: If our survey finds a drain defect, you can use the repair estimate as leverage to negotiate the purchase price down. We've seen buyers save between £1,500 and £8,000 on Sale properties this way.

How the Survey Works

We insert a high-definition push-rod camera into the drain access point and map the entire system. The camera transmits live footage to a monitor, and we record everything. You receive a full written report with still images, footage, and a clear summary of any defects found — suitable for use with your solicitor or as evidence for price negotiation.

When to Book

Ideally, book your CCTV survey after your offer is accepted but before you exchange contracts. This gives you time to review the findings and either negotiate or walk away if the drainage issues are severe. We can usually complete a survey within 48 hours of booking for Sale and M33 properties.

Warning

Important: If the property has a shared drain (common in Sale's older terraced streets), make sure the survey covers the shared section too. Shared drain repairs can be expensive and the responsibility is often unclear without a proper survey.
